Introduction: Why Window Cleaning Can Be a Strong Side Hustle

The lowest equipment barrier in the trades, why the result sells itself, the storefront route that changes the business, honest physical demands, the one category never to enter, and three worked examples.

A woman named Priya started this business with $280 of equipment and a car she already owned.

Her first paying job was a neighbor's house — twenty-two windows, inside and out, screens and tracks. It took her five and a half hours, which she now says should have taken two and a half. She charged $180 because she had no idea what to charge.

Four seasons later she cleans about thirty-five properties a month, has a Tuesday storefront route that pays her rent, and works four days a week.

She has never been more than twelve feet off the ground.

That last sentence is the whole argument of this book.


The Lowest Equipment Barrier in the Trades

A squeegee, a channel, a handle, a scrubber, a bucket, a belt, some rubber, and a stack of towels will clean a house. Add a pole and you can reach a second story from the ground.

This matters more than it sounds. It means:

  • You can start this month, not next season
  • A bad month does not bankrupt you
  • Your mistakes are cheap — a ruined towel, not a ruined pump
  • You can test whether you like the work before committing real money

It also means competition is easy to enter. Anyone can buy a squeegee. What separates you is the skill in Chapter 2, the professionalism in Chapter 17, and the pricing in Chapter 12 — not the equipment.

Dirty glass is invisible until it is clean. Then it is astonishing.

Customers who have lived with a hazy window for three years walk into the room and stop. It is the most reliably impressive result in the service trades, and it costs you nothing to demonstrate.

  Not half of one. One whole one, properly, including
  the frame and the sill.

  Then stand back and let them look at it next to the
  others.

Why This Trade Has Recurring Revenue Built Into It

Windows get dirty again. Predictably, visibly, and on a schedule.

  Customers will ask you to "just do the gutters while
  you're up there" and "just hit the siding."

  Those are different jobs, with different risks,

  questions. Quote them separately or decline them.

Chapter 1: Understanding Glass, Coatings, and What You Are Actually Cleaning

Annealed, tempered and laminated glass, failed insulated seals, Low-E coatings, applied film, fabrication debris, hard water versus etching, and what can and cannot be cleaned.

Most people think a window is a sheet of glass.

A modern window is often a sealed assembly of two or three panes with gas between them, an invisible metallic coating on one internal surface, a frame with drainage channels, a screen, and sometimes an applied film on the inside face.

Any of those can be damaged by a cleaner who assumed it was a sheet of glass.

This chapter is about knowing what you are looking at before you touch it.


1.1 What Is on a Dirty Window

WHAT YOU ARE ACTUALLY REMOVING

  ORGANIC SOIL
    Dust, pollen, cobwebs, insect residue, bird
    droppings, tree sap, smoke film.
    ⚠ Comes off with solution and a scrub.

  ROAD AND ATMOSPHERIC FILM
    Exhaust residue, industrial deposit, general grime.
    Builds slowly, comes off with normal cleaning.

  WATER SPOTTING
    Dried droplets leaving mineral residue. Comes off
    if recent. Section 1.7.

  ⚠ MINERAL DEPOSIT / HARD WATER STAINING
    Calcium and other minerals bonded to the glass
    surface. ⚠ May be removable, may be permanent.
    Section 1.7.

  ⚠ ETCHING
    The mineral has actually attacked the glass
    surface. ⚠ PERMANENT. No cleaning removes it.

  CONSTRUCTION DEBRIS
    Paint, mortar, adhesive, silicone, stucco splatter,
    label residue. Section 1.8.

  ⚠ FABRICATION DEBRIS
    Tiny particles fused to tempered glass during
    manufacture. ⚠ Cannot be removed and creates
    scratch risk. Section 1.6.

⚠ THE POINT OF THIS LIST
  The first four come off. The others may not, and two
  of them will get you blamed for damage you did not
  cause if you do not identify them BEFORE you start.

1.2 Annealed, Tempered, and Laminated Glass

ANNEALED GLASS
  Standard glass. Breaks into large sharp shards.
  ⚠ Common in older windows.

TEMPERED (SAFETY) GLASS
  Heat-treated to be stronger. Breaks into small
  blunt-ish pieces.
  Required by code in many locations — doors, near
  doors, low windows, bathrooms, near stairs, shower
  enclosures.
  ⚠ USUALLY MARKED with a small etched stamp in a
    corner. LOOK FOR IT.
  ⚠ THE SCRATCH PROBLEM — Section 1.6.

LAMINATED GLASS
  Two panes bonded with an interlayer. Stays together
  when broken.
  Common in skylights, some doors, storm-rated areas,
  and some security applications.
  ⚠ Edge damage can allow moisture into the interlayer,
    producing permanent cloudiness at the edges.

⚠ WHY YOU CARE
  1. ⚠ Tempered glass carries a scratch risk that
     annealed glass does not (Section 1.6).
  2. ⚠ You should know what will happen if it breaks
     while you are working near it.
  3. Cracked tempered glass can fail suddenly and
     completely.

⚠ THE HABIT
  Look at the corner of every pane before you touch it.
  A tempered stamp takes two seconds to spot and
  changes how you approach that pane.

1.3 Insulated Glass Units and Failed Seals

⚠ THE MOST COMMONLY DISPUTED CONDITION IN THIS TRADE

  An insulated glass unit (IGU) is two or three panes
  sealed together with a spacer and gas between them.

  ⚠ WHEN THE SEAL FAILS, moisture enters the sealed
    space. You get:
      Permanent haze or fog between the panes
      Visible moisture or droplets between the panes
      A film or mineral residue on the INTERNAL
        surfaces
      Sometimes a rainbow-ish or milky appearance

  ⚠ YOU CANNOT CLEAN THIS. NOBODY CAN. It is between
    two sealed panes. The unit must be replaced.

  ⚠ WHY IT MATTERS TO YOU ENORMOUSLY

  1. Customers frequently do not notice a failed seal
     until the rest of the glass is clean.

  2. They then believe you caused it, or that you
     failed to clean that window.

  3. A replacement IGU is a several-hundred-dollar
     item per window.

  ⚠ THE RULE THAT PROTECTS YOU

  [ ] Walk every window BEFORE you start
  [ ] ⚠ PHOTOGRAPH every fogged, hazy, or moisture-
      showing unit
  [ ] ⚠ SHOW THE CUSTOMER before you begin
  [ ] Write it into the proposal (Chapter 14)
  [ ] Note it on the job sheet

  ⚠ THE SENTENCE
    "Before I start — this one and this one have failed
    seals. See the haze between the panes? That's
    moisture inside the sealed unit. It won't clean out
    from either side, because it's not on a surface I
    can reach. That's a glass replacement, not a
    cleaning issue. I wanted you to see it before I
    started rather than after."

  ⚠ FOUR MINUTES. It has prevented more disputes in
    this trade than anything else in this book.

1.4 Low-E and Reflective Coatings

LOW-E (LOW EMISSIVITY) COATINGS
  Microscopically thin metallic layers that reflect
  heat. Extremely common in modern windows.

  ⚠ USUALLY on an INTERNAL surface of a sealed unit —
    which means you cannot touch it and cannot damage
    it.

  ⚠ BUT NOT ALWAYS. Some coatings are applied to an
    exposed surface, and those CAN be damaged.

  HOW TO TELL
    ⚠ You often cannot, by looking.
    A slight tint or a faint colour cast in reflection
    can indicate a coating, but this is not reliable.

  ⚠ WHAT TO DO
    [ ] Ask the customer if they know the window type
        and age
    [ ] ⚠ If a surface has an unusual sheen, colour
        cast, or feel — treat it as coated
    [ ] ⚠ Never use a scraper or abrasive on a surface
        you suspect is coated
    [ ] Test a small inconspicuous area
    [ ] ⚠ If a coating appears to be reacting or
        marking, STOP and tell the customer

REFLECTIVE AND MIRRORED COATINGS
  Common on commercial glass and some residential.
  ⚠ Exposed reflective coatings are damaged easily by
    abrasion and by some products.
  ⚠ Treat every reflective surface as coated until
    proven otherwise.

⚠ THE UNIVERSAL RULE FOR COATINGS
  No scraper. No abrasive pad. No aggressive product.
  Gentle method, test first, and if you are not sure
  what it is, say so and quote it as "cleaned by hand
  with a soft method, no scraping."

1.5 Window Film and Tint

⚠ APPLIED FILM IS THE EASIEST THING IN THIS TRADE TO
  DESTROY

  Window film is a plastic layer adhered to the INSIDE
  surface of the glass. Common for privacy, heat
  control, UV protection, security, and decoration.

  ⚠ IT IS ON THE SURFACE YOU CLEAN. Unlike a Low-E
    coating inside a sealed unit, you are touching it
    directly.

  WHAT DAMAGES IT
    ⚠ Scrapers and blades — instantly and permanently
    ⚠ Abrasive pads
    ⚠ Some cleaning products (many films have specific
      product restrictions — the film manufacturer
      publishes them)
    ⚠ Squeegee corners catching a lifted edge
    ⚠ Working at edges where the film is already
      peeling

  HOW TO IDENTIFY IT
    [ ] Look at the edge of the pane from an angle —
        film usually stops a fraction short of the
        frame, leaving a visible line
    [ ] Look for bubbles, lifting corners, or a purple
        cast (aged film)
    [ ] ⚠ Feel it — film has a slightly different
        texture from glass
    [ ] ⚠ ASK THE CUSTOMER. "Do you know if any of
        these have film on them?"

  ⚠ IF FILM IS PRESENT
    [ ] ⚠ NEVER use a scraper on that pane. Ever.
    [ ] Ask the customer who installed it and whether
        they have the manufacturer's care instructions
    [ ] ⚠ Look up the film manufacturer's published
        cleaning guidance and follow it
    [ ] Use a gentle method
    [ ] ⚠ PHOTOGRAPH any film that is already bubbling,
        peeling, scratched, or discoloured
    [ ] ⚠ Tell the customer before you start
    [ ] Note it in the proposal as a separate condition

  ⚠ AGED FILM IS OFTEN ALREADY FAILING. Purple
    discolouration, bubbling, and lifting edges are
    signs of film at the end of its life. Cleaning did
    not cause that — but you will be blamed for it if
    you did not photograph it first.

1.6 Tempered Glass and Fabrication Debris

⚠ THE SCRATCH ISSUE EVERY WINDOW CLEANER MUST
  UNDERSTAND

  During the tempering process, glass passes through a
  furnace on rollers. Small particles can fuse to the
  glass surface. This is called fabrication debris.

  ⚠ THE PARTICLES ARE PART OF THE GLASS SURFACE. They
    cannot be removed.

  ⚠ THE PROBLEM
    If a scraper or blade is drawn across glass with
    fabrication debris, the debris can be dragged and
    produce scratches — sometimes long, obvious ones.

  ⚠ THE SCRATCHES ARE PERMANENT and the glass must be
    replaced.

  ⚠ THE ARGUMENT THAT FOLLOWS
    The cleaner says the debris was there.
    The customer says the glass was fine until you
    touched it.
    ⚠ Both are, in a sense, correct.

  THIS IS A REAL AND ONGOING DISPUTE IN THE INDUSTRY.
  Some cleaners scrape tempered glass carefully; many
  refuse to scrape it at all.

  ⚠ WHAT THIS BOOK RECOMMENDS FOR A BEGINNER

  1. ⚠ DO NOT SCRAPE TEMPERED GLASS. Look for the
     stamp in the corner. If it is tempered, no
     scraper.

  2. ⚠ DO NOT SCRAPE ANY GLASS YOU HAVE NOT TESTED.
     Section 10.7 covers the testing method.

  3. ⚠ DO NOT SCRAPE COATED OR FILMED GLASS. Ever.

  4. ⚠ IF DEBRIS MUST BE REMOVED FROM TEMPERED GLASS,
     say so honestly and quote it as a separate,
     higher-risk service — or decline it.

  5. ⚠ PUT IT IN YOUR PROPOSAL. Section 14.5.

  ⚠ THE SENTENCE FOR POST-CONSTRUCTION WORK
    "Tempered glass can carry manufacturing debris that

Safety and Professional Considerations
